What Is Covered

Coverage at a Glance

Basic Fire Coverage

The FAIR Plan provides fire and lightning coverage for your dwelling. This is the core protection the plan was designed to provide when the private market is unavailable.

Extended Coverage

Optional endorsements add coverage for windstorm, hail, explosion, riot, civil commotion, aircraft damage, vehicle damage, smoke damage, and volcanic eruption.

Vandalism and Malicious Mischief

An optional endorsement that adds protection against intentional damage to your property. This is not included in the basic plan.

Personal Property Coverage

The FAIR Plan offers limited personal property coverage as an optional add on. Coverage limits are lower than standard homeowners policies.

Dwelling Coverage Up to $3 Million

The FAIR Plan covers residential properties with dwelling values up to $3 million. Properties exceeding this value may need additional surplus lines coverage.

Commercial Coverage Available

The FAIR Plan also offers commercial fire insurance for businesses that cannot find coverage in the standard market due to fire risk exposure.

California Context

Why This Matters in California

1

California has experienced devastating wildfires in recent years, causing insurance companies to cancel or not renew hundreds of thousands of home policies in fire prone areas.

2

If you live in a wildfire risk area and your insurance company has declined to renew your policy, the FAIR Plan may be your only option for maintaining mortgage required fire coverage.

3

The FAIR Plan is not meant to replace a standard homeowners policy. It provides basic fire coverage only. You need a companion policy (called a Difference in Conditions or DIC policy) to get liability, theft, water damage, and other essential coverages.

4

California Insurance Commissioner regulations require insurers to offer you the FAIR Plan if they decline your standard application. You have a right to this coverage as a California property owner.

5

As climate change increases wildfire frequency and severity, more California homeowners are finding themselves in the FAIR Plan. Understanding how it works and what it covers is essential for any homeowner in a fire exposed area.

Important

The FAIR Plan covers fire only. Without a companion DIC policy, you have no liability, theft, or water damage coverage. Never rely on the FAIR Plan alone. Call us to make sure you have complete protection.
